Newport West Properties provides property management and commercial brokerage services within the Southern California area.     

PROPERTY MANAGEMENT SERVICES

For over twenty-five years, Newport West Properties has provided property management services for the owners of select Orange County investment properties.  

Unlike many property management companies, Newport West Properties individually tailors its management program to the needs of the property owner, allowing the client to remain involved in the management process to the extent the client desires.  

Depending upon the degree of management involvement a property owner  wishes to have, the property owner can direct Newport West Properties to include some or all of the following  property management services in its scope of work:

Administration:

Prepare and implement a management plan that is consistent with and responsive to the client's requirements.

Handle tenant relations and communications.

bullet

Monitor compliance with lease provisions.

bullet

Provide attention to the property's day-to-day operation.

Monitor requirements of governmental agencies.

bullet

Maintain administrative records.

bullet

Periodically advise client on the property's operation.

Coordinate with client's attorney on the filing of any necessary court actions  and  represent owner as necessary.  

Operations and Maintenance:

Review the physical condition of the property and develop appropriate maintenance programs.

bullet

Negotiate service and supply contracts.

bullet

Direct janitorial, mechanical and general maintenance activities.

bullet

Hire, discharge and supervise all labor and contractors required for the operation and maintenance of the property.

Purchase equipment and supplies.

bullet

Implement energy conservation and operating economies.

Accounting Activities:

Maintain bank account for management of property.

bullet

Collect rents and pay operating expenses.

bullet

Implement rental escalation clauses.

bullet

Provide a monthly statement of income and expenses.

bullet

Serve late notices as necessary.

bullet

Prepare projection of cash contribution requirements to be presented to clients.

Provide information to client's accountant as necessary for tax purposes.

LEASING SERVICES

Leasing services are not covered by the property management fee.  Leasing commissions, at the established Newport West Properties rate, are due for the negotiation of leases with tenants.  The Leasing program includes:

Evaluation of the existing lease form and policies.

Market survey and recommendation for rent schedules.

bullet

Maximizing retention of existing tenants.

bullet

Solicitation of prospective tenants and negotiation of leases within the parameters established by the client.

Cooperation with brokers to lease available space.
